Consumer Code for Home Builders issues new guidance on buying off-plan

12 October 2026 : The Approved Code Scheme.

A show home can help buyers picture their future property, but it may not accurately reflect the home they eventually move into. Digital images, including AI-generated visuals, can also give a misleading impression of layouts, space and features.

New guidance from the Consumer Code for Home Builders, part of CTSI's Approved Code Scheme, draws on cases handled through its Independent Dispute Resolution Scheme to help consumers avoid misunderstandings when buying a home off-plan.

The advice encourages buyers to check room and garage dimensions, garden levels and differences between show homes and the properties being purchased. It also recommends checking digital images against floor plans and confirming important details in writing.

The guidance demonstrates how Approved Codes can use learning from consumer complaints and disputes to improve information for future customers. By identifying where misunderstandings arise and sharing practical advice, Code Sponsors can help consumers make more informed decisions and reduce the risk of similar problems occurring again.
