New guidance highlights hidden costs of buying a new-build home
12 October 2026 : The Approved Code Scheme.
Buying a new-build home can involve costs beyond the purchase price. In some developments, homeowners may be responsible for maintaining shared roads, green spaces and playgrounds, rather than the local council.
New guidance from the Consumer Code for Home Builders, part of CTSI's Approved Code Scheme, explains the costs buyers should understand before committing to a purchase.
The guidance covers estate maintenance charges, leasehold management fees, potential charges when selling a property, and ongoing costs such as broadband tie-ins.
Builders covered by the Code must provide estimates of likely costs where residents will be responsible for maintaining shared amenities. Buyers should also be given information about other relevant charges, helping them understand their financial commitments.
By requiring builders to provide clear information about costs, the Code helps buyers understand their financial commitments before making a purchase.
