Approved Code of Practice

This is to certify that the published Consumer Code of Practice of Build Warranty was officially granted APPROVED CODE status in 2025. Since then, the relevant provisions, processes and procedures have been continuously monitored and regularly audited by the Chartered Trading Standards Institute (CTSI) - the representative body of the UK Trading Standards profession, since 1881, and one of the primary Government-endorsed consumer protection bodies in the United Kingdom - operating on behalf of the Approved Code Scheme (see Code Audit Record, below).

The Build Warranty Code of Practice

The New Home Warranty Code sets mandatory requirements for every registered developer when marketing, selling, and after-caring for a home.

It ensures buyers receive clear information, are treated fairly (including vulnerable customers), and have access to an independent Dispute Resolution Scheme (DRS) operated by The Property Ombudsman. The Code sits alongside the homeowner’s statutory rights and Build Warranty’s ten-year insurance cover.

Buying a newly built home involves large financial outlay and complex construction risks.

A strict Code prevents misinformation, poor workmanship, and weak after-sales support. It harmonises expectations between buyers and builders, reduces disputes, and underpins mortgage-lender confidence.

  • Transparent Information & Advertising: All marketing must be clear, accurate and jargon-free.
  • Vulnerable Customer Protection: Special provisions for consumers needing additional support.
  • Reservation Agreements: Consumers are entitled to a 14-day cooling-off period and clear refund terms.
  • After-Sales Service: Developers must offer a comprehensive Home Buyers Pack, snagging process and ongoing support.
  • Dispute Resolution: Unresolved complaints may be escalated to The Property Ombudsman.
  • Health & Safety: Developers must uphold safety for both visitors and residents on active construction sites.
  • Documentation: Full warranty and insurance documentation provided at completion.
  • Monitoring: Ongoing audits are used to enforce standards.

Members include residential developers, builders, and property conversion specialists who construct new or newly converted homes. Each applicant is assessed for financial stability, construction competency, customer-service history, and agreement to abide by the Code. Only developers who meet these standards – and maintain them through ongoing audits – remain on the Directory of Developers.

Prospective members undergo due-diligence checks, which includes checks on financial stability, build quality, insurance claims history and consumer feedback. Annual audits, compliance checklists and customer-satisfaction data ensure continuing suitability. Serious breaches can trigger fines, training orders, suspension or removal from the scheme.

Disputes and Complaints


As a consumer, if you ever enter into a dispute with a business that is a member of Build Warranty, the business must offer you Alternative Dispute Resolution (ADR). This is a simpler, cheaper and faster alternative to going to Court. And the adjudications of the independent ADR body are binding on the business (although you are still free to go to Court afterwards).

Offering customers ADR is a mandatory and non-negotiable requirement for membership of the Approved Code Scheme - ensuring that only the best, most customer-centric businesses remain in the scheme. It also acts as a powerful incentive for any member business to treat you with respect, courtesy and fairness, at all times.

Complain about a Build Warranty Member business

If you feel you have been mistreated by a business that is a member of the Approved Code Scheme, there are steps you can take. In the first instance, please reach out to them - explaining the nature of your complaint in clear and unambiguous language, and mention that you are aware of their membership with Build Warranty and the Approved Code Scheme. In most cases, this approach will ensure your complaint receives proper attention - and, ideally, a resolution will be forthcoming. If you are not happy with the result, they must offer you Alternative Dispute Resolution, or you can request it.

Only if this approach fails to bear fruit should you contact Build Warranty, or their nominated ADR body (see their contact details, above) - who will then do their best to help you resolve your dispute with the business.

Build Warranty's Advice :

Customers should initially contact the developer to resolve their concern. If unresolved within 30 days, they can raise a formal complaint. If unsatisfied, they may escalate the issue to Build Warranty's Dispute Resolution Scheme, adjudicated by The Property Ombudsman.
